Comparative Market Analysis (CMA):

Prior to listing your home we will provide a detailed comparative market analysis (CMA) specific to your property.

Our CMA will provide recent sales statistics, market trends, and give an in depth analysis of homes that have sold which are most similar to yours.

​

 

In general, we will be identifying properties within your immediate neighborhood that are within 10% of your homes square footage, and has  comparable bedrooms, bathrooms, updates, etc.

​

 

This is also a similar approach that appraisers will use when determining value for a buyer.

Armed with the details of the CMA, we can then determine the most competitive price for your home, while keeping in mind of a couple key points: Your home's unique features, the average days on market, sold price vs list price, and overall goals of your sale. 

The majority of home buyers look at a lot of homes, and they quickly get a feel for the price range that homes sell for in a given condition and location. If your home is priced at fair market value, it will attract the largest number of potential buyers in the first several weeks. On the other hand, if a home is overpriced, it will attract the fewest number of buyers looking to purchase a home.

SIGNAGE

A permanent and appealing sign will be installed by a 3rd party company for the duration of your listing, and open house signs will be placed throughout the neighborhood to main roadways as scheduled. 

APPEALING LISTING DESCRIPTION

In addition to professional photos, we'll write a captivating listing description of your home to highlight the features and drive showings.

PROFESSIONAL STAGING

To ensure your home is shown in the best light for photography and showings, we will provide a staging consultation to ensure your home is ready to go on the market. Our job is to prepare your home to appeal to the maximum number of potential buyers.

PROFESSIONAL PHOTOGRAPHY

In today's market, the majority of home buyers are searching for properties online. A listing's photos are the first impression, and sometimes the only opportunity to attract a potential buyer. As great as our iPhones are, they are not a substitute for professional photography. 

VIDEOGRAPHY

An extension of the photography, we also like to create customized videos of your home. Video is the number one form of media for engagement and gives a prospective buyer a true feel of moving through your home.

COMPLETE ONLINE EXPOSURE

Buyers in today's market first start their search online. We will meet your potential buyer where they are...online! Not only will your home be featured in the local MLS, it will also be featured on all of the major 3rd party real estate sites, and syndicated to thousands of other listings sites. 

SOCIAL MEDIA

As untraditional as it may seem, many buyers in today's age are finding their home on social media sites. We have garnered a strong and reputable presence on multiple platforms and will also feature your listing in local social media groups. 

AGENT NETWORKING

The vast majority of buyers are working with an agent. For this reason we market directly to them. Over the years we have built an extensive network and are apart of local networking groups within the Tampa Bay area. 

Professional, full service, open houses are hosted at strategic times during your home's listing to get maximum exposure.
