Find The Right Agent

Buying a home is always a significant purchase. It is essential to have an experienced agent in your corner, always looking out for your best interests. As a REALTOR we have a fiduciary responsibility to ensure that you’re protected.​​ After all, the listing agent has allegiance to the seller. Their job is to represent the seller’s best interests and get top dollar for the home.

LOCATING THE RIGHT PROPERTY
We will narrow down the homes that fit your unique wants and needs and schedule tours to visit them in person. We look at hundreds of homes every week, and can help you identify potential problems within a home. When repairs or changes in price need to be made, we will be your guide in handling these requests.
STAYING UP-TO-DATE ON ALL PAPERWORK
Buying a home involves many types of legal documentation. We have the experience and knowledge to navigate real estate contracts, inspection reports, appraisal reports, surveys, lender disclosures, and more. This ensures that nothing is overlooked, and that you truly understand what a paper means before ever signing on the dotted line.

Under Contract
MAIN STEPS
HOME INSPECTION
Once we've negotiated an offer and are officially under contract, one of the first things we'll do is schedule a home inspection. This is a very important step as we'll seek to identify any potential issues with the property. Although the inspector will go through the home top to bottom, we'll primarily focus our attention on the plumbing, electrical components, roof, and HVAC system, while also keeping an eye out for anything that would be a safety concern. ​

After we receive the report from the inspector, we will review it together and take next steps which include any of the following: Do nothing and proceed forward, negotiate that the sellers fix specific items, negotiate a credit from the sellers so that you can fix the items yourself, or cancel the contract altogether and search for another home.
As your agent we will help navigate this process and provide advice that are tailored to your needs and goals for the property.
APPRAISAL
If you are financing the purchase a property, the lender will require that an appraisal is ordered. This provides an unbiased, professional opinion of the home's market value. This is done to protect both you and the lender, ensuring that the property value is worth the price being offered.

In addition, each loan program has its own "Minimum Property Standards." It's the appraisers responsibility to make sure the home meets these standards. If something falls short, the appraiser will make note of them on the appraisal and they'll need to be rectified prior to closing.

As your agent we will help navigate the appraisal process and proceed with any negotiations if value discrepancies occur, or any repairs are required.
TITLE SEARCH
In Florida we utilize title companies to facilitate residential real estate transactions. The title company will do all of the behind the scenes work to ensure that the property has free and clear title which can be transferred to you as the new buyer. If there are any liens, issues with the chain of title, etc. they will help correct these before closing.

In addition, if you are financing the purchase, the title company will work hand in hand with the lender to ensure your closing costs are accurate and that your escrow accounts are being properly set up.​

As your agent we will correspond directly with the title agent and lender to ensure all of these items are being addressed in a timely manner and will advise if any issues arise.
FINAL WALKTHROUGH
Once we have went under contract on a property, had our home inspection, appraisal, title work ordered, and the lender has approved the loan and given the clear to close, our last thing to do is schedule a final walkthrough of the property. This is typically done the day before closing.

The purpose of the final walkthrough is to make sure the property is in the same condition as it was when we first toured it. We want to ensure there are no new issues such as visible leaks, broken windows, holes in the walls during the moving process, etc. We'll also check the HVAC and major appliances to make sure they are all still in working order. ​​

As you're agent we'll schedule and accompany you during the final walkthrough, keeping an eye out for items that were requested for repair during inspections, or required by the appraiser. If anything requires attention we will facilitate these prior to closing.
CLOSING
We've made it! On closing day you'll officially sign all of the final documents and become the owner of your new home. You will receive the keys, garage door openers, and any misc. items. From that moment on it is your home!

As your agent we'll accompany you to closing, ensure you are aware of all documentation that you are signing, and help answer any remaining questions you may have.
